Why renting through an agency still matters
Online rental platforms have made it easy to find a listing — they've made it harder to know whether the listing is accurate, whether the landlord is responsive, or whether the tenant will respect the property. Pixelrnova steps in on both sides. For landlords, we screen tenants thoroughly: income verification, rental history, and a brief interview to understand their situation. For tenants, we verify the property's title status, check that the lease terms comply with Lei do Inquilinato, and make sure what you see in the photos reflects what's actually there when you visit. It takes longer than a quick marketplace click, and that's deliberate.
Our rental process, step by step
Screening on both sides
Tenants are checked for income stability and rental history. Landlords receive a clear summary of each candidate before we proceed to any negotiation, keeping you in control throughout.
Lease drafting and review
We prepare a lease aligned with Brazilian tenancy law, written in plain language. Both parties leave with a document they've actually read and understood — not a template filled in at the last minute.
Handover inspection
We conduct a documented walk-through before keys change hands, with a photo record of the property's condition. This single step prevents the vast majority of disputes at the end of a tenancy.
What we don't cover
We don't offer ongoing property management after the lease is signed — our involvement ends at handover. If a boiler breaks in month four, that conversation is between landlord and tenant. We can recommend trusted maintenance contacts in Curitiba, but we are not a property management company and won't take fees for services we don't deliver. We also don't operate outside Curitiba and the immediate Região Metropolitana — if you need a rental in São Paulo or elsewhere, we'll say so upfront rather than stretch beyond our knowledge.
